MortgageMath provides free mortgage calculators that show every formula, cite every source, and require zero sign-up. We built it because most online mortgage tools hide their math.

Our Mission

Buying or refinancing a home is the largest financial decision most people ever make. Understanding the true cost — monthly payments, total interest, mortgage insurance, and break-even years — should not require a finance degree or a call to a loan officer.

MortgageMath makes that math accessible. Every calculator on this site:

  • Performs calculations in your browser — no data is sent to our servers
  • Uses formulas published by HUD, VA, USDA, and CFPB
  • Cites the specific guidelines it follows
  • Works without an account, email address, or phone number

Who We Are

MortgageMath was created by a team with backgrounds in software engineering and personal finance. We are not a mortgage lender, broker, or financial advisor. We do not sell leads or refer users to specific lenders.

Our editorial team reviews every calculator against official agency guidelines before publication and updates figures — including loan limits, MIP rates, and funding fees — whenever agencies release updated schedules.

Editorial Standards

We follow the principle of formula transparency: every calculation is documented on our Methodology page with the exact formula, constants used, and the official source for each constant. If you find a discrepancy between our output and an official agency calculator, please contact us with the inputs and expected output — we will investigate and correct within 48 hours.

Our calculators produce estimates based on the inputs you provide.
